Moving to Coquitlam from another province: what should I know about neighbourhoods, costs and the commute?

Pick the Coquitlam neighbourhood that fits your commute, then budget the asking rent or the benchmark price for that kind of home. SkyTrain times, October 2025 rents and September 2026 sale prices.

Key figure: 35 min, Lafarge Lake–Douglas to Commercial–Broadway, train time only. Match the Coquitlam neighbourhood to your commute, then budget the rent or sale price for that kind of home. Coquitlam is one of the Tri-Cities, BC, SkyTrain runs through it, and a vacant listing does not rent for what people already pay.

Neighbourhoods, from the city's own plans

Statistics Canada counted 148,625 people in the City of Coquitlam in the 2021 census. The City of Coquitlam plan, consolidated May 27, 2026, has eight neighbourhood plans.

City Centre is the downtown. SkyTrain arrived in 2016, and the city helped pay for Lincoln station. TransLink places Lafarge Lake–Douglas at Pinetree Way and Guildford Way, Lincoln on Pinetree Way between Lincoln and Northern avenues, and Coquitlam Central east of Johnson Street at Mariner Way.

Burquitlam-Lougheed is the southwest side, about 560 hectares (1,400 acres) along North Road and Clarke Road, between Burnaby, Port Moody and the Trans-Canada Highway. Burquitlam station is on Clarke Road between Smith and Como Lake avenues.

Austin Heights, on Austin Avenue, is the local shopping street just east. Maillardville, on Brunette Avenue, is the historic one. The plan says French-Canadian settlers came more than 100 years ago to work at the Canadian Western Lumber Company at Fraser Mills.

My guide to relocating to Greater Vancouver puts Coquitlam with the rest of the Tri-Cities, BC. I work in Port Moody, and my leasing covers all of Greater Vancouver.

Rent, and what a typical home sold for

The Canada Mortgage and Housing Corporation, the federal housing agency, surveys purpose-built rentals: buildings put up to be rented, including homes people already live in. In October 2025, Coquitlam averaged $1,909 a month. Studios were $1,637, one-bedrooms $1,692, two-bedrooms $2,148, and three bedrooms or more $2,737.

Vacant ads are separate. Rentals.ca and Urbanation reported on October 7, 2026 that Coquitlam's average asking rent for purpose-built and condo apartments was $2,497 in September, outside Canada's six largest cities. I covered Vancouver in my September asking-rent note. Budget the rent on the ad in front of you.

If you are buying, Greater Vancouver REALTORS, the local board, published September 2026 benchmark prices for Coquitlam. A benchmark estimates a typical home of that type from past sales. It is not your offer and not a forecast. Apartments were $640,100, townhouses $976,600 and detached houses $1,584,400. All types together were $971,700, 6.3% lower than a year earlier.

The SkyTrain commute

The Millennium Line runs from VCC–Clark in East Vancouver to Lafarge Lake–Douglas. In peak hours TransLink schedules a train every 3 to 4 minutes, and says that timing is an estimate.

TransLink's station-to-station table, updated December 24, 2024, is minutes on the train only. To Commercial–Broadway, Burquitlam is 22 minutes, Coquitlam Central is 32 and Lafarge Lake–Douglas is 35. Lafarge Lake–Douglas to Lougheed Town Centre in Burnaby is 16 minutes.

Downtown means changing to the Expo Line at Commercial–Broadway, Lougheed Town Centre or Production Way–University. The Expo table lists 10 minutes from Commercial–Broadway to Waterfront. With the 35 minutes, that is 45 minutes on the trains from Lafarge Lake–Douglas to Waterfront, before any wait or walk.

TransLink's tariff, in force July 1, 2026, puts Coquitlam in Zone 3 and Vancouver in Zone 1. A daytime SkyTrain trip between them is a three-zone fare: $5.40 for an adult using Stored Value on a Compass Card, TransLink's reloadable card, or $6.70 in cash or with a bank-card tap. After 6:30 p.m. on weekdays, and all day on weekends and provincial statutory holidays, that trip drops to the one-zone fare, $2.85 with Stored Value, and it lasts 90 minutes.

What this means for you

If you are a newcomer, start with where you will work or study, then choose City Centre, Burquitlam, or a place off the line. Treat $1,909 as occupied purpose-built rent and $2,497 as September's average asking rent. Your lease is the number on the ad.

If you buy later, use the benchmark for that home type and recent sales nearby. I cannot say where prices go next. Looking for a realtor in Coquitlam? My page for home buyers has the neighbourhood notes.
