I am Devin Desaulniers, a Real Estate Associate with Axford Real Estate. I am not a mortgage broker. The Big 5 figures below are illustrative only, for a first look at payments in Coquitlam, Port Coquitlam, Port Moody, and the rest of Greater Vancouver.

What these numbers are, and what they are not

These rates are illustrative only. They are examples copied from Ratehub.ca. They are not a quote, not an offer, and not a mortgage approval. Your rate depends on your credit, income, down payment, the property, whether the mortgage is insured, and what the lender offers. Confirm any number with a licensed mortgage professional or your bank.

I am not a mortgage broker. I am Devin Desaulniers, a Real Estate Associate with Axford Real Estate, 2326 Clarke St, Port Moody, BC. I do not hold a mortgage licence. I do not take a mortgage application, and I do not approve one. The form below only asks me to make an introduction.

Ratehub.ca published the figures, and they change. The Big 5 table is not labeled there as a posted rate or a special offer. The 1-year fixed rates are from Ratehub's separate 1-year fixed table, checked at the same time. A bank's own page can show a different number.

Where the rates are from

To refresh the numbers later, edit assets/data/mortgage-rates.json and rebuild the site. The explorer reads that file, so the layout stays as it is.

FAQ

Questions clients ask about these rates

Are these the rates I will get?

No. These rates are illustrative only. Ratehub.ca published them for the Big 5 banks on October 28, 2026, 9:14 p.m. They are not the rate you will be offered. A licensed mortgage professional or your bank sets that from your credit, income, down payment, the property, and whether the mortgage is insured.

Are you a mortgage broker?

No. I am not a mortgage broker. I am Devin Desaulniers, a Real Estate Associate with Axford Real Estate. I do not hold a mortgage licence. I can introduce you to a licensed mortgage professional. I do not take the application, and I do not approve a mortgage.

What does illustrative mean on this page?

It means the rate is an example only, copied from a public table. It is not a quote and not an approval. The 5-year variable, 5-year fixed, and 3-year fixed figures come from Ratehub's Big 5 comparison table. The 1-year fixed figures come from Ratehub's separate 1-year fixed table, checked at the same time. Open rates on that site are not shown here. The rates can change after the date on this page.

What is the difference between the term and the amortization?

The term is how long the rate agreement lasts, such as 1 year, 3 years, or 5 years. The amortization is how long it would take to pay the mortgage off, often 25 years. A 5-year term can sit inside a 25-year amortization. At the end of the term you renew, refinance, or pay the balance. The example payment on this page asks for both.

What does prime minus a number mean?

On a variable rate, Ratehub prints a percent and a spread such as Prime -0.85%. This page shows both, as labeled. The percent is illustrative only. If the lender's prime changes during the term, a variable rate can change with it. A fixed rate stays the same for the term. This page does not calculate prime on its own, and it is not a recommendation to choose variable or fixed.

Can I use one of these rates in the affordability calculator?

Yes. Open the mortgage affordability calculator or the detailed version and type the percent into Rate (%). The link does not fill the rate in for you. The rate is illustrative only, and the calculator is an estimate. It is not a mortgage approval or financial advice.
